My Favorite Season (Football Games, Mountain Trips, & Real Estate Deals)

In my 7 years as a full time real estate agent I have seen many patterns.  The one the fewest people seem to recognize is the seasonal patterns.  Everyone knows the summer months have the most sales because in the summer people people have time to look for homes and have a desire to have their children in the same school for the full year.  

 

Did You Know...  The absolute best deals are in November & December? 

Here are the reasons why:

1.  Seller's know they missed the big push and Spring is a long time away.

2.  Most banks and builders accounting periods end in December.  This means the more cash and less non-performing assets on their books makes them look stronger financially.  This pleases shares holders and allows them more favorable financial scores and terms.

3.  Corporations hate risk (Don't we all).  Banks who have houses all over the country know the risk of frozen pipes, stale inventory, etc.  While South Carolina may not hold the same risks as Michigan, New York, etc it doesn't matter.  Banks often lower their offer thresholds to sell properties before December - February.

4.  Builders tend to have holiday events where they provide additional benefits to the clients.  The key is to prepare my clients so that once these events take place we can act quickly when the opportunities arise. 

5.  Fewer buyers mean more rewards for those who act quickly.

6.  I go deal chasing.  Knowing this seasonality factor, I focus on the buyer side for New Construction and Foreclosures.  I carry less listings so I can focus on the buyers. 

Important Point:  I've designed a system for this time of year.  If you are considering buying I would suggest we grab coffee and find out each others goals and situations.  Buyer's pay no commission as commissions are paid by the seller at time of closing.  However, my focus is to protect, guide, and give you the advantage.  

Important Point 2: I offer my clients a Performance Cancellation Guarantee.  This means if we do not work well together then either of us can (and should) end the agreement.  While my goal is to help as many people as possible achieve their goals my time and knowledge is extremely valuable.   Therefore, if I do not feel you are truly motivated to buy or do not do what you need to then I may recommend you to another real estate agent. 

 

Buyer Stats and Timelines:

  • Average Buyer finds the right house in 10 showings (Pre-approved buyers)
  • Average Buyer finds the right house in under 30 days  (2 weeks or less if motivated)
  • Average loan approval time takes 30 days (FHA, Conventional, and USDA).  

Note:  One of my preferred loan officers can close many loans in around 15-20 days if needed.
